Position Summary

HIGHLIGHTS

This position supervises and provides technical direction to the building maintenance program. Incumbent reviews work requests, estimates materials, labor needs and costs, implements and carries out a work order control system to insure the proper scheduling, planning and availability of fiscal and material resources. The incumbent will monitor staff work progress, develop and implement a preventative maintenance program and maintain necessary records and reports of maintenance activity. Coordinates supervision of maintenance staff by establishing work priorities, approving and enforcing work schedules, enforcing rules, standards and policies and coordinating the activities performed by staff. Will become certified to the level required to help lead and supervise the campus asbestos abatement team.

Applicants must possess a valid NYS driver’s license, be able to understand and follow instructions and read, write and communicate verbally. Candidates must have a record of dependability and past work performance, including satisfactory time and attendance record. Candidates must possess computer skills adequate to work with computerized maintenance management systems and other computerized applications as assigned. Applicants must have a working knowledge of appropriate plumbing and electrical code regulations, fire and safety codes and regulations and standards. Ability to train and supervise a group of employees. Ability to read and interpret plans, technical manuals, diagrams, architectural blueprints and specifications used in the building, mechanical and electrical trades. Ability to use the tools, machines, equipment and materials of the building, electrical and mechanical trades.

Required Qualifications

MINIMUM QUALIFICATIONS
Candidates must have permanent appointment in a Maintenance Supervisor, SG-17 classified position or be reachable for appointment on the current NY State Civil Service canvass list for a Maintenance Supervisor, SG-17.

New York State Preferred Lists candidates have preference.

This position requires two years of experience supervising workers in the maintenance and operation of a physical plant or in building renovation or construction OR one year as a Maintenance Supervisor I.

This position is supervised by the Associate Director of Facilities and Energy Services.

Supervision Exercised

This position will supervise three to fifteen employees, regularly and customarily directing their work. Ensures that work meets the standards of quality and quantity. Makes decisions or recommendations regarding personnel actions such as hiring, disciplinary action, overtime, changes in pay and terminations.

Function 1: Plans and Directs

-Reviews maintenance requests and, as required, visits the worksite to confirm the nature and extent of maintenance requested and to determine dimensions, materials, equipment and labor required to complete the project
-Meets with supervisors involved to coordinate and schedule work to be performed
-Assigns staff to the project, providing oral and written instructions
-Observes and inspects work in progress and when completed to ensure proper use of materials and equipment and that regulations and codes are followed
-Advises administrators on possible alternatives to proposed projects and equipment purchases
